The group chat has moved from “What are we doing this weekend?” to “Should we get a place next year?” Before someone falls in love with a kitchen none of you can afford, it is worth talking through the basics.
If you want to move off campus in fall 2027, use this fall to sort out roommates, money, and your eligibility. You don't need a signed lease by Thanksgiving to make progress. A clear plan now gives you fewer decisions to squeeze in between exams, work shifts, and everything else on your calendar.
Start by exploring our student housing options, then ask us about your intended move-in date. A listing available today is not a promise of availability in fall 2027.
โจ Why Start Thinking About Next Year's Housing Now?
A good housing search starts before the listing links. Who is actually moving? What can each person afford after utilities and groceries? Does everyone want the same move-in date?
Suppose one roommate wants a quiet home for early classes and another regularly works late. Or one person needs to stay through summer while another plans to leave in May. Talk through those differences now, while changing the plan is still easy.
Ask us when we expect to know about homes for your move-in month. Keep the address, date, and answer in one shared note. That saved screenshot from three weeks ago may be excellent inspiration, but it isn't a current offer.
Your goal this semester is simple: know what your group needs and what you can spend. That makes a listing easier to judge when the right timing comes along.
๐ฆ Should You Stay on Campus or Move Off Campus?
Would you rather walk back to your room between classes, or cook dinner in your own kitchen? Both can be good choices. Compare the way you actually spend your days, not just the version of apartment life in your saved photos.
On campus, classes and dining may fit into a simpler daily routine. Tennessee Tech currently lists Wi-Fi and laundry among its residence hall benefits. Check the room and meal plan you would use rather than comparing an apartment with a generic dorm estimate.
Off campus, look for the features you care about, such as a kitchen or a bedroom of your own, at the exact home. Then add the jobs that come with them: grocery runs, utility accounts, cleaning, and getting to class. A dishwasher helps, but someone still has to unload it.
Compare both choices over the same dates. If an apartment lease runs through summer, include those months even if you plan to leave town. Add any meal plan you would keep and transportation costs. The lower monthly number is not always the lower total.
Check eligibility before signing. Tennessee Tech’s current freshman housing requirement includes specific exception criteria and a release process for existing housing contracts. Contact Residential Life about your situation before committing to an off-campus lease. Planning ahead does not mean assuming you qualify.

๐ฏ Pick Your Roommates Before You Pick a Place
A friend who is fun on Friday night may have a very different idea of a clean kitchen. Talk about that before you share one.
Before you send more apartment links, answer these questions together:
- What is each person's maximum monthly budget, including bills?
- Does everyone need a private bedroom?
- What are your expectations for guests, overnight visitors, and quiet hours?
- How will you divide cleaning, groceries, and shared supplies?
- Does anyone plan to bring a pet?
- What happens if someone transfers, studies abroad, or wants to leave early?
Keep a short written roommate agreement with the decisions you make. For example: dishes get done each night, shared supplies rotate, and everyone asks before hosting overnight guests. Compare it with the lease; your household plan does not replace the agreement you sign.
At Putnam Properties, each roommate applies and gets their own lease. Ask us how that works for the home you like. Co-applicants must live at the property. Read the agreement together before deciding.
Once you agree on the basics, compare homes on our site. Check bedrooms and layouts against your must-haves, then ask us which homes may fit your timing.
๐ธ Set Your Budget This Semester
Start with what you can cover each month, not the biggest number you can make work on a very optimistic spreadsheet. Leave room for groceries, transportation, and the rest of your life.
List rent, electricity, water, internet, groceries, renters insurance, and any parking charges that apply. Ask what is included before adding or subtracting costs. If you have an animal, ask us about the specific home’s policies and any applicable charges.
Keep move-in costs separate: our application fee is $30 and nonrefundable, so we recommend touring before you apply. Also plan for any required deposits, utility setup, furniture, and basic household items. A couch can wait. A shower curtain is useful on day one.
For each home, write down whether the advertised price covers the whole home or one bedroom, what is included, and which utility accounts you need to open. Compare actual figures rather than assuming another resident’s bill will be yours.
Location belongs in this calculation, too. Check the trip to your actual classes and places you use, such as Volpe Library. A short drive to campus still requires time to park and walk.

๐ฌ Talk With Your Family Now
If a parent or another family member will help pay, talk about the details before you find a place you love. Does that help cover the deposit, monthly rent, or both?
If family members will help with housing expenses, contact our office to learn more about parent financial responsibility before you apply.
Parents and students should also agree on the practical details: who pays the deposit, who covers monthly bills, and what happens if work hours or financial aid change. “We'll figure it out” gets less reassuring when a payment is due.
Have questions about parent financial responsibility? Contact our office to learn more. Tell us your intended move-in month, too.

๐ Ask About Waitlists and Availability Alerts
Keep your preferred homes, bedroom count, budget, and move-in month in one note. Ask us when future openings may be confirmed and when it makes sense to check back.
Contact our team or call 931-520-0859. Ask whether a waitlist or availability notifications are offered for the homes you are considering and what the next step would be.
If a list is available, ask what joining it actually does. Will you get updates? Is there a fee? What would you need to do to reserve a home? Keep checking availability until you have a confirmed lease, rather than treating an alert as the finish line.

โจ Give Yourself Time to Find the Right Fit
A useful next step doesn't have to be a signed lease. Talk to potential roommates, build an honest budget, and find out when to check availability. You'll have fewer loose ends when a home fits, and your group chat can get back to deciding what's for dinner.
Ready to see what could work? Browse homes on our site, then contact Putnam Properties or call 931-520-0859. Tell us your timing and questions, and schedule your tour of a home that fits.
We prequalify tours so you can focus on homes that fit your budget. Your time matters, and we want to check the financial fit before you visit. To schedule a tour, we need a copy of your ID and four weeks of proof of income, such as pay stubs, bank statements, an award letter, or other documents showing income. Contact our office for instructions on providing them. If you cannot visit in person, we offer virtual tours Monday through Friday, 8 AM to 5 PM Central Time, through FaceTime or Google Meet.
