Looking for a three- or four-bedroom home in Cookeville? At Highbury, you can compare several layouts along with a pool, pickleball court, and fire pit lounge. The choice comes down to how you want to live: the room you need indoors, what you’d use outside, and what fits your budget.
If you’re moving with roommates, you might care most about having somewhere to study away from the living room. If you work from home, you may want to close a door at the end of the day. Tell us what you’re trying to make room for, and we can help you look at the available homes with that in mind.
You don’t have to decide from photos alone. A tour gives you time to see the layout, stand in the kitchen, and get a feel for the outdoor space before you apply.
Start with our current Highbury homes. Save the addresses you like and your preferred move-in date so we can talk about specific options.
โจ What Is Highbury Like?
At Highbury in Cookeville, the homes sit up on a hill, so you get natural light and views. If the view caught your attention, ask to see it from the home you’re considering. It can look different from one home to the next.
Spend a few minutes by the windows and in the outdoor area during your visit. You might find a spot you’d like for morning coffee, or realize you’d arrange the living room differently than you expected. Those are useful things to notice before moving your furniture.
You’ll also want to know how the location works for the places you go. Check the exact address against your workplace, class building, grocery store, and regular appointments. If you’ll leave for work at the same time every day, look at that trip rather than relying on your midday drive to the tour.
๐ Which Layout Would Work for You?
At Highbury, you can compare 3- and 4-bedroom homes. Our Highbury homes page shows the homes listed now. Availability depends on your move-in date, so let us know the number of bedrooms you need before you get attached to a particular plan.
Then think about what happens in those rooms. If you work from home and your roommate has evening classes, talk through where each of you would take a call. A dining table can work as a desk, but you may not want to clear it every time someone wants dinner. On your tour, we can look at the rooms with that arrangement in mind.
Measure the furniture you plan to bring, especially your bed frame, sofa, desk, and dining table. Include room to pull out a chair or open a door. If you have a large dresser or shelving unit you want to keep, bring those dimensions, too.
This is especially helpful when you’re moving out of a furnished place or combining households. Decide what you’re bringing before buying anything new. You may have enough furniture already; you just need to see where it will go.
Sharing the Home
With roommates, spend as much time in the shared rooms as the bedrooms. Imagine one person cooking while another is studying, and look at where groceries, shoes, cleaning supplies, and laundry would go. Discussing those details now can help you choose a layout everyone can live with.
If a home has a flexible area, we can talk about its configuration and approved use. It may work for a desk or reading chair, but don’t count it as another bedroom just because you could fit a bed there.

๐ Take a Closer Look Inside
Stainless steel appliances, upgraded counters, and finish options are among Highbury’s features. When you visit, look at the materials and appliances in that particular home. Similar floor plans can have different details.
Open the kitchen cabinets and look at the refrigerator space. If you and a roommate shop separately, think about how you’d divide it. Find the outlets where you want a desk, and check the laundry area so you know whether appliances are included or you’ll need to arrange them for the hookups.
If something matters to you, say so during the tour. It’s fine to stop and measure a wall, look at storage, or ask to see a room again. You’re deciding where to live, and the visit should help you answer the questions that photos leave out.
Keep the address with any photos you save. That way, when you contact us afterward, we can talk about the right kitchen, layout, or outdoor area instead of trying to match a screenshot to a home.
๐ The Pool, Pickleball Court, and Fire Pit
At Highbury, you’ll find a swimming pool, pickleball court, and fire pit lounge. If you want to spend more time outside without driving somewhere each time, these are worth seeing while you’re here.
Maybe you’d use the court with a roommate, or take a break by the pool during warm weather. Walk over from the home you like and see how that feels. If you mainly want a place to sit outside on your own, give the home’s outdoor area just as much attention as the shared spaces.
Access to the community amenities is included in rent where available, with no additional monthly access fee. Ask us about hours, seasonal availability, guest rules, and temporary closures before making plans. That includes how to use the court or fire pit, not just when the pool opens.
If you’re considering more than one community, our guide to Cookeville-area communities with pools is a useful comparison. You can also ask us about Highbury and tell us which features you want to see.
๐พ Bringing a Pet?
Think about the trips outside as well as the space indoors. Walk the route from the door, consider any stairs, and find a realistic place for a crate or litter box. You’ll want a setup that works when you’re getting ready for class or leaving for work, too.
Highbury is pet-friendly. Check the home’s requirements and our PetScreening information before applying. Our guide to the PetScreening process walks you through it. Pet charges follow the applicable screening guidance and property terms, so ask about your situation rather than budgeting from an older post.
Ask which outdoor areas are private or shared and whether any space is fenced. We can also explain the rules for those areas. A patio doesn’t necessarily provide a fenced yard, and landscaping doesn’t make an area suitable for off-leash use.

๐ธ What Would You Pay Each Month?
Use the rent for the specific available home, then ask us about utilities and included services. Find out which accounts you’ll arrange yourself. You’ll have a more useful budget once those separate bills are accounted for.
Keep your move-in costs on a separate list. Ask what you’d pay before getting the keys and when each payment is due. If you’re also buying furniture or paying for a truck, knowing that timing helps you plan the move without confusing one-time expenses with regular bills.
๐ก Come See the Home
Choose a few available Highbury homes that fit your needs, then contact us with the addresses and your move-in window. Bring your measurements and let us know what you want to spend time looking at.
To schedule a tour, we need a copy of your ID and four weeks of proof of income, such as pay stubs, bank statements, or an award letter. Virtual tours are available Monday through Friday, 8 AM to 5 PM Central Time, through FaceTime or Google Meet.
We recommend touring before applying because the $30 application fee is nonrefundable. Use the visit to ask questions and see the rooms and outdoor features that matter to you. You don’t need to have every answer before you come.
