The apartment photos look good, and the rent is in your price range. Now for the less photogenic questions: will you qualify, and will you have enough left for groceries, gas, and dinner out? A few minutes with the numbers can help you answer both.
At Putnam Properties, we’d rather you ask questions before paying an application fee. Let’s break down income calculations, build a budget for your actual life, and figure out what to ask our team.
๐ Start With the Requirements for the Home
Call our office and ask: “What income requirements apply to this home, and which documents should I provide?” That gets you more useful information than trying to guess from a rent calculator. Tell us if you’re starting a new job, working variable hours, or getting help with rent.
๐ธ What the Income Math Can Tell You
If a rental criterion required three times the rent in gross monthly income, you would multiply the rent by three. Gross income means income before taxes and other deductions. Multiply that monthly number by 12 to see the yearly figure. This explains the math only. It isn’t a Putnam Properties requirement.
Use the actual listing and our confirmed criteria for the home you’re considering, rather than treating this math as an approval.
Keep the units straight: compare monthly requirements with monthly income, and annual figures with annual income. A yearly salary and a monthly threshold may look impressive side by side, but they won’t answer the same question.

โจ Work Out What You Can Comfortably Spend
A screening calculation doesn’t know about your car payment, textbooks, grocery bill, or the trip home you’re saving for. Give those expenses a place in your budget before the couch gets a place in your apartment. To see what different budgets get you here, check Cookeville apartments and houses for rent by price.
Start with the money you actually have available each month. If your hours vary, look at a lower-income month as well as a good one. Then list your bills and regular spending. The Consumer Financial Protection Bureau’s budgeting tools can help you track income, bills, and cash flow.
Try this quick monthly check:
- Write down your take-home pay or other dependable funds for living expenses.
- Subtract the rent you expect to pay.
- Subtract utilities, internet, and any other housing charges that are not included.
- Subtract groceries, transportation, insurance, debt payments, and other regular expenses.
- Leave room for irregular bills, savings, and unexpected costs.
Then look at what’s left. Ask yourself what that amount still needs to cover, such as a car repair or books for next semester.
๐ Find Out Which Documents to Gather
To schedule a tour with Putnam Properties, you’ll need a copy of your ID and four weeks’ worth of proof of income. Examples include pay stubs, bank statements, and award letters. If you’re starting a new job or aren’t sure which records show your income, contact our office before gathering more paperwork. We prequalify tours so you’re looking at homes within your budget. We know your schedule is busy and want to help you spend your time on homes that are a financial fit.
Send authentic, readable, complete documents so our team can review them. Use the secure submission instructions our office provides, and call us if you’re unsure about a link.
โจ Getting Help With Rent While in College
If your parents are helping with rent, say so when you call. You don’t need to squeeze your situation into an answer meant for someone with a regular paycheck.
Contact Putnam Properties at 931-520-0859 for details and next steps. Co-applicants must live at the property, so don’t add a parent who lives elsewhere as a co-applicant.
Moving with roommates? Each person over 18 who will live in the home needs to complete an application. Ask how income is evaluated; don’t assume your incomes can be combined or that one person’s paperwork covers everyone.

๐ธ Ask These Questions Before Paying the Fee
Our application fee is $30 and nonrefundable. We strongly recommend touring before applying so you can check the home and get your questions answered first.
Keep this list on your phone for the tour or a call with our team:
- What income requirements apply to this home?
- Do you need any application documents beyond my ID copy and four weeks’ proof of income for scheduling the tour?
- How should each resident co-applicant complete the application?
- What should I do if my parents are helping pay rent?
- Which utilities and other recurring charges would I pay?
- What deposits and other charges would be due before move-in?
Keep two lists: what you’ll pay each month and what you’ll need to get moved in. A deposit and a utility setup charge can change the cash you need at the start, even when the monthly rent works for you. For more to check before you sign, see 10 questions to ask before signing a lease in Cookeville.
